CleanClac + Beds24: the missing cleaning layer

You've spent hours configuring Beds24: channels connected, dynamic pricing, Auto Actions. On the booking side, everything runs smoothly. Yet every week, you still message your cleaner on WhatsApp, check she's seen Saturday's early check-out, and hope the studio will be ready before the 4pm check-in. Its reputation is twofold, and deservedly so. On the one hand, it's an extremely customisable tool: "Auto Actions" automate almost everything (emails, statuses, payments, calendars), the API is open, the yield optimiser adjusts prices based on occupancy. On the other hand, this power comes with a learning curve: Beds24 is known to be more technical than mainstream PMSs.

Its pricing is another strong point: a pay-as-you-go model from around £13.50/month (as of 2026-08-06), no contract, no setup fees, no commission, the price depending on the actual number of units rented. Options are added à la carte: about £0.50/month per channel manager link, £1.70/month per extra login, SMS at £0.09, as detailed in the official Beds24 pricing.

In a market where nights booked via platforms in the EU reached 951.6 million in 2025, up 11.4% year-on-year according to Eurostat, this kind of industrialisation tool is no longer a luxury.

What Beds24 already offers for cleaning

To be fair: among PMSs in its category, Beds24 is one of the best equipped natively for cleaning, as described in its Cleaning and Housekeeping wiki:

• Customisable housekeeping statuses per unit (cleaner's name, "Ready" status), editable from the dashboard or calendar, independent of bookings.
• Custom reports to assign properties or bookings to cleaning staff, filterable by arrival date and status.
• Restricted "Cleaner" and "Cleaner Manager" roles, with limited access and dashboards showing units to be cleaned.
• Auto Actions at check-out to automatically change a unit's status and send an email to staff.

For a small portfolio with a tight-knit, disciplined team, this foundation may be enough. It's already much better than a shared spreadsheet or WhatsApp thread.

The limits of status-based cleaning management

Beds24's system is based on statuses, reports and emails. It's a PMS logic: you track the state of a unit, not the work of a field team. In practice, several concrete needs remain unmet natively:

• No execution checklist: the cleaner knows they need to clean unit 4, but nothing details what's expected room by room.
• No native visual proof: there's no built-in mechanism requiring end-of-cleaning photos. If a guest disputes cleanliness, you have nothing to show.
• No tracking of actual time spent on site, nor geolocated clock-in.
• No consumables management: knowing there are 2 toilet rolls left in the city-centre flat is outside a channel manager's remit.
• An experience designed for the manager, not for a cleaner juggling 5 properties a day, phone in one hand and hoover in the other.

Beds24 is aware of this: the platform integrates with third-party housekeeping tools. This isn't a weakness, it's an architectural choice: a PMS that's excellent at distribution isn't meant to also be a specialist app for cleaning teams. And this is far from a cosmetic issue: 81% of guests cite cleanliness as the most important factor when choosing accommodation, and listings rated 5 stars for cleanliness are booked about 25% more often. Every cleaning miss costs you in reviews.

CleanClac, the cleaning layer that plugs into Beds24

CleanClac is a cleaning management app (web, iPhone and Android) designed for short-term rentals. The key point: CleanClac does not replace Beds24, it connects to it. Beds24 remains the brains for bookings, pricing and distribution; CleanClac becomes the nervous system for field operations. The Beds24 connector (alongside Smoobu, Lodgify, Hostaway, Guesty and SuperHote) pulls bookings from the PMS and automatically schedules a clean at every guest departure, at the property's default slot.

The added layer covers what native statuses don't:

• Property-specific illustrated checklists, based on a catalogue of around 200 tasks split into sections (cleaning, finishing touches, linen, restocking, comfort, special touches). The cleaner works through the list, the manager knows exactly what's been done.
• End-of-clean proof: photos or video timestamped by the server, with digital fingerprint and GPS location. Neither cleaner nor manager can backdate. • On-site geolocated clock-in and actual cleaning duration, with "Overdue" shown if the task overruns the estimate.
• Property condition rating on arrival (1 to 5 stars) given by the cleaner.
• Consumables stock per property, with gauge and low-stock alert.
• Access safe: codes and key box details shared only with the cleaner assigned that day.

And a detail that's not so minor: cleaners are unlimited and free, for life. You pay per property, never per team member. Adding a tenth cleaner doesn't change your bill.

Setting up the Beds24 + CleanClac duo

Beds24 remains the source of truth for bookings, CleanClac subscribes to it.

Step 1: prepare your properties in CleanClac

Create your account (14-day free trial, no card required, unlimited properties during the trial) and add your properties. For each, set the default cleaning slot: this will be used when a Beds24 booking triggers a task.

Step 2: activate the Beds24 connector

From CleanClac, activate the Beds24 connector and authorise the link to your account, then match each Beds24 property to its CleanClac equivalent. From then on, every guest departure automatically creates the corresponding cleaning task: the schedule follows your bookings.

Step 3: build checklists and invite your team

Build each property's checklist from the catalogue of about 200 tasks, adapting it to the specifics of the place (wood burner, hot tub, local recycling). Invite your cleaners: it's free for them, no matter how many. Enter the access safe details (key box code, door code).

Step 4: set proof requirements

Choose the checkpoints where a photo or video of the finished clean is required: bed made, bathroom, empty bins, worktop. From the first task, you'll see timestamped proof, clock-in and actual duration.

Allow half a day for a portfolio of 10 properties, including checklists. The longest part isn't the tech, it's formalising what "clean" means to you.

Use case: a 15-property portfolio with multiple teams

Let's take a typical case: a management company with 15 properties across two cities, 6 channels, 4 cleaners and a team leader. This is the profile that chose Beds24 for its power, and suffers most from managing cleaning by email.

With the duo in place, today's departures have generated their tasks, each assigned by property. The team leader, with the Manager role and a delegated set of properties, handles issues in her area without seeing the rest of the portfolio or the rates managed in Beds24. Each cleaner sees their tasks for the day, the relevant access code, and works through their checklist. A same-day turnover is instantly visible by its tight slot between 11am check-out and 4pm check-in.
