A booking comes in on Booking.com at 11:12pm for an arrival two days later. Smoobu updates your calendars instantly, blocks the dates on Airbnb, sends the welcome message. Perfect. But who tells your cleaner? You, the next morning, via WhatsApp, hoping you don’t forget. This is exactly where the automation chain breaks down for most hosts: the PMS orchestrates bookings perfectly, but cleaning slips back into manual management. Here’s how to close that loop by connecting CleanClac to Smoobu.

Smoobu, an excellent conductor for your bookings

Let’s give Smoobu its due. This Berlin-based software is an all-in-one platform for short-term rentals, combining a channel manager, PMS, direct booking engine with website creation, automated guest messaging, digital welcome guide, statistics and invoicing. Its real-time sync with major portals (Airbnb, Booking.com, Expedia and about fifteen other channels) eliminates the risk of double bookings, every multi-platform host’s nightmare.

Independent reviews rate it as ideal for independent hosts managing 1 to 5 properties, mainly on Airbnb and Booking.com. As for price, as of 6 August 2026, expect around €29/month for one property on the Professional Flex plan (plus 0.9% fee per booking), or about €31.50/month on the Prepaid version with no booking fees, with each additional property adding about €9.60/month (official Smoobu pricing). In a market where platform-booked nights in the EU reached 951.6 million in 2025, up 11.4% year-on-year according to Eurostat, this kind of tool is no longer a luxury: it’s the foundation of any serious rental business.

Cleaning: the missing piece Smoobu doesn’t provide natively

On the operational side, Smoobu makes a clear and documented choice. It offers unlimited read-only Assistant accounts for cleaners, housekeepers, concierges or owners, with custom access control, as well as automatic arrival and departure notifications to keep teams informed. Useful, but that’s where it stops: there’s no full cleaning task management module, with assignment, checklists, execution tracking or photos.

This isn’t a criticism, it’s the publisher’s official position: their housekeeping help page explicitly refers users to specialist partners in their marketplace for cleaning operations. An independent 2026 review confirms it: Smoobu does not include native task management features.

In practice, with Smoobu alone, your cleaner can view a read-only calendar and receive a departure email. They cannot:

  • Receive a scheduled task with date, time slot, estimated duration and property-specific instructions.
  • Follow a room-by-room checklist to ensure nothing is missed between guests.
  • Provide proof of attendance with photos, check-in or end time.
  • Report an issue (damage, forgotten item, out-of-stock supplies) in a structured way.

And it’s precisely at this last step that your rating is made or broken. According to a Vrbo survey in April 2026 of 1,758 travellers, 78% cite spotless cleanliness as the top sign of a quality listing, and 86% say they’re willing to pay more for a higher-quality property (Vrbo, via Businesswire). Automating bookings without automating cleaning secures only half the journey.

What the CleanClac connector adds on top of Smoobu

CleanClac is a cleaning management app (web, iPhone and Android) designed for short-term rentals. Key point: CleanClac does not replace Smoobu, it connects to it. The cleaning schedule fills itself

Once the Smoobu connector is activated, every booking recorded in Smoobu is picked up by CleanClac: a guest departure automatically creates a cleaning task, scheduled at the default slot you’ve set for the property. Last-minute booking at 11:12pm? The corresponding clean appears in the schedule without you lifting a finger. Cancellation? The schedule updates. You never have to re-enter a date again.

Every task comes with its illustrated checklist

For each property, you create an illustrated checklist from a catalogue of around 200 tasks organised by section: cleaning, finishing touches, linen, restocking, comfort, special touches. The cleaner ticks off each item, room by room. The same quality standard is maintained at every changeover, whether it’s your regular cleaner or a stand-in seeing the property for the first time.

Proof replaces blind trust

At the end of each job, the cleaner sends photos or a video timestamped by the server, with a digital fingerprint and GPS location. Neither the cleaner nor the manager can backdate a proof. In case of a dispute with a guest over cleanliness, you have a dated and geolocated record. CleanClac adds an on-site geolocated check-in, the actual cleaning duration with an “Overdue” label if it runs late, and a property condition rating on arrival (1 to 5 stars) given by the cleaner. Team, access and stock are all managed

Your cleaners are unlimited and free, for life: CleanClac charges per property, never per team member. The access vault sends codes and key box location to the day’s cleaner only. Consumable stocks per property (toilet paper, pods, welcome products) have a gauge with low-stock alerts. An integrated messenger links manager and cleaners, and a Manager role lets you delegate a group of properties. Use case: a 10-property management company using Smoobu

Let’s take a typical example. A management company handles 10 flats for owners, all distributed via Smoobu on Airbnb, Booking.com and a direct site. Three cleaners share the changeovers, with peaks on Saturdays.

Before: the manager exports each day’s departures from Smoobu every morning, organises rounds on a WhatsApp group, answers questions (“what’s the code again?”, “are there sheets left?”) and calls in the evening to check if everything’s done. A last-minute booking on a Saturday night sometimes slips through: on Sunday morning, no one is notified.

After connecting CleanClac: Smoobu departures automatically create cleaning tasks, each cleaner sees their jobs with checklist, access codes and instructions. How much does the Smoobu + CleanClac duo cost?

Let’s do the maths, using prices as of 6 August 2026.

  • Smoobu: about €29/month for 1 property (Professional Flex, plus 0.9% per booking), about €9.60/month per extra property.
  • CleanClac: from €9.99/month for 1 property, €14.99/month for 2, 3 properties, €19.99/month for 4, 5, then +€4/property beyond that. Annually: €59.99, €89.99 or €119.99 depending on tier (+€24/property beyond). Cleaners themselves are always free, no matter how many you have.

Does CleanClac replace Smoobu?

No, and that’s not its role. Smoobu remains your channel manager and PMS: bookings, calendars, rates, guest messaging, direct booking site. CleanClac connects to Smoobu via its dedicated connector and handles the operational layer: automatic cleaning schedule, team, checklists, photo proof, stocks. The two tools are complementary, each in its own field.

What happens if a Smoobu booking is changed or cancelled?

The connector pulls bookings from Smoobu, which remains the source of truth. A new booking automatically creates the cleaning at the property’s default slot; the CleanClac schedule follows changes in the Smoobu calendar. In the first week, check daily that bookings and cleans match to confirm your setup.

Do my cleaners have to pay or have a Smoobu account?

No to both. CleanClac cleaners are free for life and unlimited: you only pay per property. They don’t need Smoobu access: their jobs, checklists, access codes and instructions arrive directly in the CleanClac app on their phone, in English or any of the six available languages (FR, EN, ES, IT, PT, DE).

Can I use CleanClac without a PMS, just with Airbnb and Booking.com?

Yes. CleanClac offers direct iCal sync with Airbnb, Booking.com and Vrbo: each guest departure automatically creates a cleaning, no PMS needed. The Smoobu connector becomes useful as soon as you already use Smoobu as your control centre, to avoid multiplying iCal feeds and keep a single source of bookings.
