Turno Alternative in 2026: Avoiding Commission Fees
Is Turno really free? The full breakdown of fees in 2026, plus commission-free alternatives for European hosts who already have their own team.
"Turno is free" is true, but not the whole story. It's free for one property, and free for unlimited properties on one condition: you only work with cleaners found through their marketplace. The moment you invite your own cleaner to a second property, billing starts. And if you stick to the marketplace, the 'free' comes at a price: 5% taken from every payment made through their platform. This article does the honest maths, then looks at what's available for a European host who already has their own team.
The calculation nobody does before signing up
Take a typical case: three properties, six turnovers per month each, each clean costing €60.
Marketplace scenario. You stay on the free plan. But 18 cleans at €60 is €1,080 of services per month, with a 5% commission, so €54 per month. These 5% are taken from the cleaner's side: in reality, a professional losing 5% will adjust their rate, so you end up paying it without noticing.
Own team scenario. You invite your regular cleaner. Billing switches to $10 per property per month, so about $30, or $24 on the annual plan. Add card processing fees on transactions, and the discounted ACH transfer is only for US accounts, so not relevant if you're in Europe.
In both cases, the tool isn't free. It's free on the surface, which is not the same thing. A Capterra review from April 2024 sums up the feeling: a user reports $50 to $60 per month compared to about $5 elsewhere for their case, and several mention a pricing structure that's hard to predict.
Three situations where an alternative is a must
You already have your own team. This is the clearest case. You're not looking for new cleaners, you want to coordinate the ones you have. Paying for a pool of cleaners you'll never use makes no sense, and paying commission on a relationship you had before the tool makes even less.
You operate in Europe. Turno's marketplace is US-based, there's no published list of covered countries, and its density outside the US isn't documented. The product works perfectly in Europe, but the key selling point, liquidity, is much lower here.
Your portfolio is growing. A per-property model grows linearly with you. With five properties, a rate of $8 per property is about $40 per month. With ten, about $80. A portfolio-based pricing, on the other hand, flattens out: the tiers absorb your growth.
What to look for in an alternative
Don't swap one tool for a cheaper one that does less. Five things to check:
- The billing model. By portfolio rather than per property, and above all, no commission on what you pay your team. The simple test: does your money go through the provider? If not, they can't take a cut.
- The cost of team members. Some providers charge per user. Ask what the fifth cleaner costs.
- Automatic cleaning creation. Airbnb, Booking and Vrbo iCal at a minimum, PMS connector if you use one.
- Proof of completed clean. Demand server-side timestamping, not just a photo sent from the phone's gallery.
- Your team's language. An interface genuinely written in their language, not just auto-translated.
CleanClac on these five points
Since it's our tool, let's be precise and transparent.
Portfolio-based billing, zero commission. On the annual plan: €4.99 per month for one property, then tiers up to three and up to five, and €2 per month per property beyond that. We never touch your payments, so we never take a cut.
Unlimited free team members, forever. The price only depends on the number of properties. The tenth cleaner costs the same as the first.
Automatic creation. Airbnb, Booking and Vrbo iCal, plus direct connectors to Beds24, Guesty, Hostaway, Lodgify, Smoobu and SuperHote.
Server-stamped proof. Photos and videos are stamped with the server time, the file's digital fingerprint, and the location at the time of check-in. Neither you nor your cleaner can backdate or swap out a proof after the fact.
Six languages written natively, interface and content.
What we don't have, and it's important to say: no network of 126,000 cleaners, and we don't pay your team for you. If those two points are your priorities, stick with Turno, it's the right choice for you.

Your questions
Does Turno take a commission on all cleans?
No, only on payments from a client found via their marketplace: 5% platform fee, taken from the cleaner's side. No platform fee on payments between a host and a cleaner who already knew each other, nor on tips. Card processing fees, however, apply to all transactions.
Can you use Turno for free with your own cleaner?
For a single property, yes. As soon as you have a second property with a cleaner you've invited yourself, billing starts. Note that a page in their help centre describes this free plan differently from their public pricing page: if in doubt about your case, ask them for written confirmation.
How do you migrate without losing your history?
You can reconnect your calendars in a few minutes, via iCal or PMS connector. Your checklists need to be recreated, but a catalogue of illustrated tasks covers most of the work. Past cleaning history doesn't transfer from one tool to another: keep read-only access to the old tool during the transition, or export what you can before leaving.
Is there a French alternative to Turno?
The French market has several players in concierge management, and CleanClac for the cleaning side specifically. The value of a European provider isn't about the flag but three concrete things: billing in euros, content and support written in your language, and data hosting subject to GDPR.
