You type “Airbnb cleaning software” and find about fifteen names, all claiming to be the solution. The problem is, they’re not selling the same thing: some offer labour, others offer method, and a few do neither. Choosing in 2026 starts with knowing which type you’re actually looking for. The three types, and why mixing them wastes your time

1. Specialist marketplaces

Turno, Keepers, ConnectAndClean, Cleanster. What they really sell is liquidity: a pool of cleaners available near your property. The software is just the hook, often free or nearly so, because they make their money from connecting you and handling payments.

Who it’s for: you have no one, you’re starting from scratch, or you’re opening in a city where you have no contacts.

What to check: the actual density in your area, not the global number shown on their homepage. Turno claims over 126,000 cleaners, but doesn’t publish a list of countries covered by its marketplace, and its density is mainly in the US.

2. Execution and quality control software

Properly, TIDY, Turnify, CleanClac. What they sell is method: checklists, procedures, automatic scheduling, proof of completed cleans. They assume you already have a team, or know how to find one.

Who it’s for: you have your own cleaner, your partner, your cleaning company, and what costs you time isn’t finding someone but coordinating and checking.

3. Generalist marketplaces

Homeaglow, Handy, TaskRabbit. They sell domestic cleaning, not changeover. No calendar sync, no concept of guest checkout, no proof of completed cleans.

Who it’s for: emergencies, a Saturday when no one is available. Not for organisation.

The seven criteria that really matter

After three changeovers, these are the points that decide whether the tool stays or gets uninstalled.

1. Automatic creation of cleans. A guest checkout should create the clean automatically, at the right time, without you having to think about it. Check that the tool reads Airbnb, Booking, and Vrbo iCal, and that it can also connect directly to your PMS if you have one. A tool that asks you to enter cleans manually saves you nothing.

2. The real price, all fees included. There are three models: per property, per portfolio, or free with commission. The third seems unbeatable until you do the maths. A 5% commission on each £60 clean is £3 per changeover: at six changeovers a month, that’s £18 per month per property, more than most subscriptions. Do the calculation on your number of changeovers, not the headline price.

3. The cost of your team. Some tools charge per user. If you work with four cleaners and two managers, this detail doubles the bill. Check what the seventh team member costs before you sign up.

4. Proof of completed cleans. All promise “photos”. It’s not the same depending on who timestamps them. A photo sent from a phone’s gallery could be from last week. A photo timestamped by the server, with the file’s fingerprint and the location at the time of check-in, can’t be backdated or swapped later. The day a guest claims a refund, this is the difference that counts.

5. Your team’s language. An interface available “in 9 languages” says nothing about the quality of each. Test the app in your team’s language before committing, especially if they don’t read English.

6. What goes beyond cleaning. Consumable stocks, key safes, incidents, laundry. These are what generate Saturday night phone calls. A tool that only covers the checklist leaves you with these issues to handle.

7. Tasks that aren’t every time. The extractor fan, descaling the coffee machine, cleaning the oven, descaling shower heads. No one forgets them on purpose, everyone forgets them. A tool that can say “this is due every three months, last done on 12 March” saves you a £400 appliance breakdown.
