Price of Airbnb Cleaning Software in 2026

The advertised price of cleaning software means almost nothing. Three providers might claim "from £0", "$8 per property", and "€4.99 per month", yet by the end of the year, you could end up paying the exact opposite of what those numbers suggest. It all comes down to the billing model and the fees that never appear on the pricing page. Here’s how to work out what you’ll actually pay, using public pricing tables as of August 2026.

The three models, and who benefits from each

Price per property

The most common. You pay a fixed amount per property per month: Turno lists $10 per property per month, or $96 per property per year on the annual plan, which works out at $8 per month.

This model is linear. Your bill grows exactly with your portfolio. It suits you if your portfolio is small and stable. It becomes painful beyond five properties, because the tenth property costs just as much as the first, even though it doesn’t require ten times more work from the provider.

Price per portfolio, in tiers

You pay according to a tier based on the number of properties, and the unit price drops as you grow. CleanClac’s annual plan: €59.99 per year for one property, €89.99 for up to three, €119.99 for up to five, then €24 per year for each extra property. Per month, that’s €4.99 for one property, and €2 per property from five onwards.

This model rewards portfolio size. It’s less attractive than a free plan for a single property, but much better value from four or five properties upwards.

Free with commission

You don’t pay a subscription, the provider takes a cut from payments processed through their platform. Turno charges a 5% platform fee on each payment made via its marketplace, on the cleaner’s side, and applies banking fees to transactions.

This model is the hardest to predict, and it’s also the most expensive when your volume increases, because the commission tracks the number of cleans, not the number of properties.

The calculation, for three typical portfolios

Common assumption: six cleans per month per property, each clean billed at €60 to the cleaner. Turno’s prices are in dollars, ours in euros: the comparison is indicative.

One property. Turno is free, even with your own cleaner. CleanClac costs €4.99 per month on the annual plan. If you stick to one property, the free option wins, and it’s only fair to say so.

Five properties, your own team. Turno comes to about $40 per month on the annual plan. CleanClac charges €119.99 per year, or €10 per month, which is €2 per property. That’s a fourfold difference.

Five properties, marketplace cleaners. The Turno subscription drops to zero, but 30 cleans per month at €60 each means €1,800 of services, with 5% commission, so €90 per month in fees. This is the most expensive scenario of the three, and it’s the one advertised as “free”.

The five lines you won’t see on the pricing page

1. Cost per team member. Some providers charge per user. With four cleaners and two managers, your bill doubles even though your property count hasn’t changed. Ask before signing: “how much for the fifth cleaner?” With CleanClac, the answer is zero, for life, but that’s not the industry norm.

2. Banking fees. As soon as the tool pays your team on your behalf, there are card or transfer fees. With Turno, the discounted ACH transfer is only for US accounts, which is no use from Europe, and a minimum of $1.50 applies to payments to cleaners outside the marketplace.

3. Currency. A subscription in dollars exposes you to exchange rates and often bank conversion fees. On $80 per month, a two-point exchange rate difference is about €20 per year, not huge but still another line on your bill.

4. Billing threshold. Check when a property becomes billable. With Turno, a property is billable as soon as an external cleaner is activated, and the 14-day trial only starts from two billable properties.

5. Leaving. How much does it cost to leave? Rarely money, often time: your cleaning history doesn’t transfer from one tool to another. Plan to keep read-only access to the old tool during the transition.

The right question to ask

It’s not “which is the cheapest”, it’s “what am I growing”.

If what’s growing is the number of cleans (short stays, high occupancy), avoid commission-based models: they track that growth exactly.

If what’s growing is the number of properties, avoid per-property pricing beyond five, and look for a tiered plan.

If what’s growing is the size of your team, avoid per-user pricing.

And if nothing is growing, if you have one property and will never have two, take the free marketplace plan: we won’t be the cheapest for you, and pretending otherwise would waste your time.
