A comparison of four short-term rental cleaning execution tools in 2026: what each offers, who they're for, and the key questions to ask before choosing.

Properly, TIDY, Turnify and CleanClac are all part of the same family: they are execution software. They don't find you a cleaner, they help you manage the one you already have. Checklists, scheduling, control, proof. On paper, they look similar, and their product pages often copy each other. The real difference lies in what each one has chosen to do really well, and what they've left aside. Here’s how to position them, and more importantly, how to test them before you commit.

An honest clarification before we start

This article gives you their positioning, what each one highlights, and the set of questions you should ask them. It’s less flashy than a table full of ticks, and much more useful.

What each one focuses on

Properly is the most focused on visual procedure. Its core is the photo checklist: you document the property in its reference state, and the cleaner reproduces what they see. It’s a strong answer to the replacement problem, when someone new has to do as good a job as usual. The product is aimed historically at hosts and property managers, with an international presence.

TIDY, in its rental version, mainly sells automation and flexible staffing: it organises your cleaners and can also bring in external professionals as backup. Its main market is the US.

Turnify offers turnover management for property managers, with an emphasis on verification and quality control. Again, its roots are in North America.

CleanClac is European, available in six fully written languages, and stands out for three specific reasons: server-side timestamped proof, portfolio-based billing with unlimited and free cleaners, and everything that goes beyond cleaning itself, such as stock management, key safe, incident reporting and recurring tasks.

The eight questions to ask each provider

Ask exactly the same questions to all of them, and compare the answers rather than the product pages. It’s the only way to cut through the marketing.

1. How much does the fifth cleaner cost? Some charge per user. The answer changes everything as soon as your team grows.

2. Who provides the photo timestamp, the phone or the server? Test this by changing your phone’s date. If the time shown to the manager follows, the proof is worthless.

3. Can the cleaner send a photo from their gallery? If yes, they can resend last week’s photo.

4. What happens with a quarterly task? The ventilation system, descaling the coffee machine, the oven. A tool that can’t say “this is due every three months, last done on 12 March” will let you forget them just like before.

5. How are consumables managed? Is it just a comment field, or proper tracking per property with an alert threshold, ideally calculated according to the number of expected guests?

6. In which languages is the app actually written? Not “available in X languages”, but: open it in your team’s language and read three screens. The difference between a careful translation and an automatic one is obvious in ten seconds.

7. Is the access code sent to everyone, or only to the cleaner on the day? This is a security issue that few tools take seriously.

8. Which PMS connector, and what does it sync? iCal is universal but doesn’t carry guest numbers or messages. A direct connector does much more, provided it exists for your PMS.

How to choose, based on what costs you time

Your cleaners change often, or you work with replacements. Visual procedure is your priority: this is Properly’s strength, and it’s a logical choice.

You’re in the US and want to be able to call in backup. TIDY and Turnify are at home here, with a local network and support.

Is Properly better than CleanClac?

For visual procedure and reproducing a reference state, Properly has a long-standing and acknowledged lead. For server-side timestamped proof, content and interface in six European languages, and extras like stock management, key safe and recurring tasks, we cover more. The right criterion is your disputes from the last quarter: if they were about “it wasn’t done as usual”, go for procedure; if they were about “it wasn’t done at all”, go for proof.

Do TIDY and Turnify work in Europe?

They are accessible, but their base, support language and cleaner network are North American. Check support availability in your time zone, billing in euros, and whether there’s an interface in your team’s language before signing up.

Can you test several tools in parallel?

Yes, and it’s actually the best method. Take a single property, run two turnovers in each tool, and ask your cleaner for feedback: they’re the ones who’ll use it daily, and a tool your team won’t open is useless, no matter its features.

Do these tools replace a PMS?

None of the four. A PMS manages bookings, rates, listings and guest communication. These tools handle the operational cleaning layer and connect to the PMS to pull reservations.

Which one is the cheapest?

There’s no general answer, because the models differ: per property, per portfolio, per user, with or without commission. Do the maths for your number of properties, monthly turnovers and team size. All three figures together, never just one.
