Setting up a concierge business in France means stacking up several jobs: finding contracts, managing listings and pricing, welcoming guests, organising cleaning, handling linen, invoicing owners. No tool does it all, and those that claim to do so only do everything moderately well. So, in 2026, the real question is not “which concierge software should I choose” but “which layer should I start with”, and which specifically French requirements you should check before signing up.
The Four Layers of a Concierge Business, and Who Covers Them
Layer 1: Distribution. Publishing on Airbnb, Booking and Vrbo, avoiding double bookings, adjusting prices. This is the job of the channel manager and PMS: Beds24, Smoobu, Lodgify, Hostaway, Guesty, SuperHote. Without this layer, nothing works.
Layer 2: Guest Relations. Automated messages, arrival instructions, welcome book, in-stay requests. Often included in the PMS, sometimes handled by a dedicated tool like a digital welcome book via QR code.

The language of your staff. This is the number one point, and the most underestimated. A significant number of cleaning professionals in France do not read English. An app whose staff interface is only in English, or machine-translated, simply won't get used. Open it, read three screens, judge for yourself.
Invoicing in euros. A subscription in dollars adds exchange rates and, often, conversion fees. It's not a deal-breaker, but it's an extra line and a less clear invoice for your accountant.
GDPR and hosting. You handle data from guests and employees or contractors. Ask for a data processing agreement, and where the data is hosted. A European provider answers in one sentence, others take three weeks.
The status of your staff. Self-employed, salaried, cleaning company: the tool must work with all three without forcing you to use its payment system. A tool that makes you pay your team through it also imposes its tax rules and fees.
The intermediary role. As soon as you entrust part of your portfolio to someone else, you need a role that gives access to those properties only, and nothing else, especially not your invoicing. Few tools offer this properly.
The French Landscape in 2026
The French-speaking concierge market has several players on layer 1 and layer 4, with similar positioning: managing contracts, listings, owner relations. - “What happens if I leave?” Can you export your data, in what format, and does your cleaning history go with you?

- “Who answers when something breaks at 3pm on a Saturday?” Support on California time is no use when you have a guest arriving at 4pm.
